Additional purchase costs for real estate in Austria:

  1. Real estate transfer tax amounting to 3,5%

  2. Land registration fee amounting to 1,1%

  3. Contract drafting costs (as agreed in the fee provisions of the respective contract drafter)

  4. Real estate agent commission amounting to 3% of the purchase price plus 20% VAT

  5. Adjacent property charges or the transfer of existing housing loans may become due in individual cases, depending on the real estate object. In case additional costs of this nature are incurred, they are pointed out explicitly in the exposé and during the consultation.

  6. Capital gains from the sale of privately held property are subject to real estate gains tax unless an exemption is granted. There is, however, a distinction between new assets (capital gains therefrom are taxed at a flat rate of 30%) and old property (purchased before 31st March 2002), which is taxed at 4.2% of the sales price.

Additional rental costs in Austria:

  1. Contract drafting costs (as agreed in the fee provisions of the respective contract drafter) 

  2. Fees and charges associated with the rental agreement. Exempt therefrom are the rental costs for living space. (free of charge!)

As of July 2023, the "ordering principle" (Bestellerprinzip) applies to rental agreements! No more broker fees (commission) are charged to those looking for a property unless they have commissioned a real estate agent. In practice, this rarely happens. In most cases, it is the landlord, who hires the real estate agent and consequently has to pay the broker commission.

Additional purchase costs for real estate in Croatia:

In the first place a preliminary contract is signed that provides a specific time period for fulfilling the mutual commitments. In general, the contractual parties agree to an advance payment amounting to 10-20% of the total purchase price that is due after the signing of the preliminary contract/purchase offer. 

The following additional costs are incurred (which are calculated on the basis of the total purchase price of the property):

  1. Real estate transfer tax amounting to 3% (as of 1st January 2019) 

  2. Land registration fee amounting to KN 250

  3. Contract drafting costs (as agreed in the fee provisions of the respective contract drafter)

  4. Real estate agent commission amounting to 3% of the purchase price plus 20% VAT (as the transaction is handled from Austria
